Material Considerations

Consideration of Comments Received On Planning Applications

Material Considerations

It is important to realise that an application cannot be refused simply because a lot of people object to it or approved simply because a lot of people are in favour of it. Local views are one consideration to be set alongside other planning issues.  We can only consider objections or letters of support which are relevant to planning issues. These are known as material considerations.

Planning Enforcement

If you consider that a development has been carried out without the necessary permission and/or the failure of applicants to abide by the conditions attached to planning decisions you must contact us by email or in writing.  The name of the complainant will be kept confidential and we will investigate the development and seek to resolve any breaches of planning control that may have occurred.

Do I Need Planning Permission?

What Needs Planning Permission

New buildings, such as houses, shops or factories, require planning permission and so do many changes of use of buildings and land. Extensions to buildings may also need planning permission, depending on such matters as their size.

If your property is a Listed Building or lies within a Conservation Area there are much stricter rules what can be done without obtaining permission.
