In 2008 the Hilltown Physical Regeneration Framework (2.65MB PDF) brought together the communities’ and the Council’s aspirations for physical projects that would make a significant impact and create greater confidence and certainty for future investment in the area. The projects within the Framework aim to significantly improve the physical environment of the Hilltown and redress the imbalance of local service provision and the perceptions of the area as a safe and attractive neighbourhood by planning for permanent positive change.
The demolition of the Maxwelltown and Derby Street sites in 2012 and 2013 now offers the scale of transformational redevelopment opportunities that will further reshape the Hilltown by attracting a range of complementary new uses and amenities adjacent to the District Centre - the ‘Hilltown Spine’. The Framework has also delivered a range of smaller scale but high quality environmental improvements to the public realm and private commercial property by investing in façade and streetscape enhancement, white lighting, quality footways, public art and the refurbishment of recreational parks as well setting a the context for a greater focus on the citywide value of the Law.
In 2014/16 the Council will build a new co-located primary schools campus incorporating Rosebank Primary School, Our Lady’s Primary School and Frances Wright pre-school nursery as well as a community centre on part of the Maxwelltown site. The remainder of the site is suitable for dwellings, open space and new commercial premises fronting onto the Hilltown. The Derby Street area offers significant residential redevelopment to strengthen the form and density of the Strathmartine Road frontage and add to the popular Hill St/Bruce St residential area.
Since 2008 several sites in the Alexander St area have been redeveloped with quality dwellings, the private sector has expressed interest in other sites identified within the Framework and the investment in housing continues with the Council’s prominent new build at the corner of Ann Street / Nelson Street.
